Please read these terms carefully before confirming your booking. By proceeding, you agree to be bound by all conditions set out below.

The rental party consists of the booking guest ("Guest") and registered occupants. The Guest must provide a valid government-issued photo ID (front and back of driver's licence) upon request for identification purposes.
Under no circumstances may the total number of occupants exceed twenty (20) persons unless approved in writing by the Property Owner.
"Occupants" includes all persons on the property at any time, including children, infants, and visitors.
If the occupancy limit is exceeded or false information is provided at the time of booking: a charge of $100 per additional occupant, per day, will apply; the security bond may be forfeited; and the booking may be terminated immediately without refund.
Guests must comply with all applicable laws and regulations, including those set by Tweed Shire Council. This includes strict adherence to noise restrictions at all times. Guests are required to check the Tweed Shire Council website for applicable laws and regulations, as they may change from time to time.
The Guest agrees to ensure that all members of the rental party comply with these Terms and Conditions at all times. Any breach may result in termination of the booking and forfeiture of all or part of the security bond.
The Guest must be at least thirty (30) years of age to make a booking. Identification may be requested at any time.
The Property is described in good faith. Images and descriptions are indicative only, and furnishings or features may change from time to time. No refunds or compensation will be provided for minor or non-material differences or for temporary malfunctions of appliances or services (including air conditioning, laundry appliances, internet, television or Foxtel). The Property Owner will make reasonable efforts to rectify any issues as promptly as possible once notified.
Early check-in or late check-out must be approved in writing and may incur an additional fee.
Subletting or assigning this Agreement is strictly prohibited. Only registered guests may occupy the Property.
Use of the swimming pool is at the Guest's own risk. Children and non-swimmers must be supervised at all times.
Pets are permitted with prior written approval from the Property Owner.
No daily housekeeping service is provided. Linen and bath towels are supplied; however, guests are asked to bring their own pool or beach towels. Property linen and towels must not be removed from the premises.
If more than twenty (20) persons are approved on the Property at any time, the Guest must provide adequate additional facilities (including, but not limited to, toilets and waste services) at their own cost.

Failure to comply may result in additional cleaning or waste removal charges.
To the extent permitted by law, the Guest agrees to indemnify and hold harmless the Property Owner from any claims, damages, losses, or expenses arising from the Guest's use of the Property or breach of these Terms. All guests use the Property at their own risk.
Any behaviour resulting in complaints from neighbours or attendance by security or police may result in:
Authorised security personnel may enter the Property if they reasonably suspect a breach of these Terms.
Smoking is strictly prohibited inside all buildings. Illegal substances and unlawful activities are strictly prohibited and will result in immediate termination of the booking, eviction without refund, and potential legal action.
The Property is for accommodation purposes only. Events, parties, or functions are strictly prohibited unless approved in writing. Unauthorised events may result in:
Outdoor areas, including the pool, may only be used between 6:00am and 10:00pm to minimise disturbance to neighbours.
The Property Owner or authorised staff may access the Property at reasonable times for maintenance, repairs, or operational purposes.
The Guest is responsible for all damage, breakages, loss, or additional cleaning during the stay. Costs for repair or replacement will be charged to the Guest. Furniture must not be moved without prior approval.
While reasonable efforts will be made to recover lost items, no responsibility is accepted. Returned items will incur a minimum handling fee of $50 plus postage. Unclaimed items will be disposed of after two (2) weeks.
Commercial or professional filming or photography is not permitted without prior written approval.
The Property Owner may receive commissions, referral fees, or other financial benefits from third-party suppliers associated with the booking.
Where a breach of these Terms occurs, the Property Owner reserves the right to share relevant Guest information with third parties where reasonably necessary.
The Property Owner is not liable for any failure or delay due to events beyond reasonable control, including but not limited to natural disasters, weather events, or utility disruptions.
Rates are fixed at the time of booking. No adjustments will be made for subsequent price changes.
Any exceptions to these Terms must be agreed in writing by the Property Owner.
In the event of a dispute, the Property Owner reserves the right to recover reasonable administrative and legal costs.
These Terms and Conditions constitute the entire agreement between the parties.
